What we organise

The tenant review is built from the tenancy contract and Ejari record, payment evidence, notices, property-condition evidence, maintenance requests, access records and the message history. We prepare:

a rental-record inventory;
a dated factual chronology;
a document index;
a missing-information list;
current official RDC and DLD information links; and
a short administrative issues sheet recording the tenant’s stated objective.

The review does not decide whether a notice, rent increase, deduction or termination position is legally valid. It creates the factual file required for a properly informed next step.

Tenant issues covered

Security deposit. Record the amount paid, condition evidence, handover date, deductions alleged, invoices supplied and requests for repayment.

Maintenance and access. Record the reported fault, the contractual maintenance allocation, notice to the landlord or manager, access offered, attempted repairs and the continuing effect.

Rent increase or renewal. Record the current rent, contractual renewal clause, notice date and method, DLD Rental Index result captured on the relevant date and the parties’ written positions.

Optional tenant communication coordination

After the AED 1,499 + VAT review, an accepted tenant may open an AED 2,499 + VAT coordination stage. This includes a client-approved factual communication, a defined follow-up schedule, an updated chronology and a communications log. It does not include legal notice service, legal negotiation, RDC filing or representation.

Landlord route

The retained AED 1,999 + VAT service

The landlord service is deliberately earlier than eviction proceedings. It is for a landlord who wants the record clarified and a practical factual approach made before instructing formal notice, possession or enforcement work.

The fixed fee includes:

inventory of the tenancy contract, Ejari, payment record and communications;
a dated rent, notice and contact chronology;
identification of missing administrative records;
one client-approved factual outreach sequence through the agreed channel;
one follow-up within the stated service period; and
a closing communications log recording any reply or non-response.

This service may be useful where the immediate issue is late payment, a renewal or access discussion, missing documents, an unclear handover position or a communication breakdown. It is not used to issue or draft an eviction notice, advise on a statutory ground, commence an RDC case, obtain possession or enforce payment.

When the matter moves to a law firm

The file moves out of Dispute.ae when the requested work becomes formal landlord-side notice, termination, possession, rent-arrears proceedings or enforcement. At that point the client is referred to a law firm or an appropriately licensed UAE lawyer or legal consultant. The organised Dispute.ae record remains available for the handoff.

The RDC route

The Rental Disputes Center is the official Dubai forum for disputes arising between landlords and tenants within its jurisdiction. The current first-instance service page lists the latest Ejari, identity records, claimant IBAN and supporting documents among its requirements and requires documents to be in Arabic or legally translated into Arabic. Published filing fees and procedures are separate from Dispute.ae’s charges.

Whether a particular tenancy, notice, claim or missing Ejari record can proceed is a case-specific legal and procedural question. Dispute.ae supplies official-source information and organises records; it does not determine jurisdiction or file the case as legal representative.

Rental dispute questions

Can both landlords and tenants use Dispute.ae?

Yes, but never on opposite sides of the same matter. Each enquiry is conflict checked and routed into a separate form and scope.

Does the landlord service include eviction?

It includes pre-eviction administrative assessment and factual outreach only. It does not include notice drafting, possession proceedings or enforcement.

Can you tell a tenant whether a notice or rent increase is valid?

No. We organise the notice, contract, timing and supporting records and provide the relevant official information. A legal conclusion requires an appropriately licensed adviser or the competent forum.

Do you file RDC cases?

Not under these administrative services. We can prepare an orderly factual file and secure handoff, but filing, pleading and representation are separate licensed work.

Is resolution guaranteed?

No. The other party may agree, disagree or not respond. The fee covers the stated administrative work, not a promised outcome.
