This desk is for difficult Dubai property cases where your position has tightened, the chain of people handling things has broken, or time is now costing you money. It is not a general property service and it is not a replacement for going to court.
What belongs here
Late on developer payments where notices, cancellation risk, default on your record, or losing what you’ve paid are starting to change the balance.
Broker chain has broken — commission was taken, papers are missing, and you’ve been left without anyone acting for you.
Approval-sensitive cases where the order of approach matters as much as what you say
Time-pressured cases where there may still be a way out, but not for long.
What does not belong here
Normal property work — buying, selling, leasing, viewings, ordinary market searches.
Small admin — casual chasing, routine document follow-ups, low-stakes housekeeping.
General advice with no real event — when nothing concrete has happened yet and no one is putting pressure on you.
Court work as a standalone service — formal litigation handled on its own.
What lets us take a case
Papers exist or can be put together quickly enough to act.
The other side can still act, even if they’re being difficult.
There is still a closing window, even a narrow one.
You want a clear path forward, not noise for its own sake.
What a typical case looks like
A buyer is behind on instalments and the developer’s tone has hardened. Or a broker has vanished, the file is a mess, and the buyer needs someone to step in calmly before they lose their position.
The thing in common is not panic. It is exposure: other parties leaning on you, deadlines, approvals, missing papers, and a real cost to waiting.
What we look for before we say yes
A real file, a real other party, a workable window, and a client who is ready to move in an orderly way once we tell you what to do.
We are not built for casual comparison shopping, shouting for the sake of shouting, or cases that have already gone too far to recover.
A note on boundaries
We may bring in outside professionals where needed, but this desk is not a law firm, and ordinary brokerage work is not what we do.
